New constructions start again in Marbella with various promotions. Marbella was the first to enter into the crisis and it’s being the first to take a leading role in the recovery of the real estate sector in Spain with the return of cranes, sales office, show flat, off plan and brand new apartment for sale and building specifications.

Marbella starts the crisis before in 2006, nearly two years before the rest of tourist towns and large cities such as Madrid and Barcelona, because prices reached very high peaks when there was also an excess of offer. Let us remember that we are talking about Marbella, not about adjacent areas or towns where the situation is very different.

The reality is that sales have been reactivated especially for the foreign investors who believe that there is a balance in the market prices (Properties in Marbella). However, during the first months of the year we have noticed an important activity, which currently has slowed.

According to the Ministry of Public Works, Marbella is the seventh Spanish city that recorded more home sales in the first half of 2014, with a total of 2.019 operations (very close to 2,250 operations of the whole year 2011), behind only capitals such as Madrid, Barcelona, Valencia, Seville and Zaragoza and behind the town of Torrevieja, with just 75 transactions of difference.

Since the end of 2013, we have observed a trend change, sales have accelerated and the liquidation of the stock in some of its areas is what has allowed that the cranes have returned to the city.

What is happening in Marbella?

There are local promoters that have been able to maintain the land and wait for better times to bring it to the market now and promote new products in areas in which the stock is very limited or has been exhausted.

Funds and foreign investors are also entering through local promoters to share risks and profits, betting on lands that due to its location, have not been forced to drastically reduce the price.

In the well-known Golden Mile – the Avenue Príncipe Hohenlohe and Sierra Blanca, there were many investors and developers who once bought land to expect the resurgence of Marbella real estate.
