Moving to Spain can be an exciting adventure filled with the promise of sunny beaches, vibrant culture, and delicious cuisine. However, amidst the excitement, many expats often find themselves encountering unforeseen challenges that can turn their dream relocation upside down. I moved to Spain with my family in 2022 and overall it has been even better than we had hoped. Of course, that does not mean it has been plain sailing at every step. My “7 Biggest Mistakes When moving to Spain” guide is written from my own personal experiences combined with experiences of others who have also made the move.

We will delve into the seven most common mistakes that individuals make when moving to Spain, providing valuable insights and practical tips to ensure a smooth transition. Whether you’re relocating for work, retirement, or simply seeking a change of scenery, understanding and avoiding these pitfalls will help you make the most of your Spanish adventure while minimising stress and frustration. From navigating bureaucracy to cultural adjustments, let’s explore how to make your move to Spain a success.

Spanish Bureaucracy

Naturally we must start with what is probably the most common complaint that expats make when moving to Spain. Bureaucracy is often slow when compared to other EU standards that I have experienced. Some things can seem complex at first, but in my experience, this is often only because it is different from what you may be accustomed to. For example, registering at the local town hall, registering again for permanent residence, and again if you want to work. Then you need to register for a tax identification number and don’t forget to apply for your visa if you are from outside the EU. It is a long and inefficient process.

Spanish Bureaucracy

Part of the reason for this, can be put down to the decentralisation of Government. Various regions (or municipalities) have their own laws and regulatory processes, which must then align with national law. In my own personal experience, I have found that there is also a cultural effect. Life in Spain is relaxed, and often this can spill over to work especially in government sectors.

But worry not. There are solutions. By employing an Abogado (Spanish Lawyer), you will be able to easily navigate all of these processes. While some things may take longer than expected, you can be assured that everything is being professionally taken care of. Many Abogados are specialists in locating to Spain, and offer low cost solutions to complete all of the necessary documents. I personally used this service and found it very cost efficient and it saved me and my family a lot of work and stress.

Ignoring Cultural Differences

Respecting cultural differences is essential for expats moving to Spain. Being unprepared for this can lead to frustration and difficulties in everything from sense of humour to driving or social etiquette. Ignoring these differences could result in misinterpretations or even offence, impacting relationships and interactions in both personal and professional settings.

I have personally experienced issues when driving, working and in social situations. In most cases it caused me real problems, but instead provided me with experience for future note.

To help your integration into Spanish society, I think it is important to embrace the culture and way of life here and take the good with the bad. Do not seek to change a way of life. Instead, be patient, seek understanding and go with the flow. Observe how things are done here and learn from your experiences.

Healthcare Planning

Assuming that healthcare services in Spain are identical to those in one’s home country, can cause issues with your relocation. Like many things, the healthcare system here is not always the same as the rest of europe.  EU citizens must register for permanent registration, and only then you will be able to apply for a TSI card which will grant you access to permanent free healthcare while you reside here. Alternatively, Private healthcare can be beneficial for many reasons. In fact some visa or residency permits will require this.Spanish Healthcare System

In my first year of living in Spain, I encountered multiple health issues and was very glad to have my private insurance in place. This ensured swift action to get me back to good health.

Again, the services of an abogado will help you to navigate setting up your required healthcare easily.

Build a Support Network

Naturally this is different for everyone, but often people who relocate to Spain will be moving away from family and friends. Even if you are the sort of person who prefers your own company, having relationships with people who living in Spain can be invaluable for many reasons such as

  • Practical advice from someone who has also relocated
  • Cultural Integration with locals
  • Professional Networking, helping you to find opportunities
  • Health and fitness goals can be achieved easier with friends
  • Finding hidden those gems will be much easier when you ask
  • Language practice is much easier and more fun with others
  • Emotional support can be be helpful when experiencing the challenges of relocating

I personally was worried about making friends when relocating to Spain. It seems that my concern was misplaced, at least in Marbella. In areas where there are a lot of expats, you will find that people are eager to help you integrate. They have all been new to the area before and know how important a support network can be.

Ignoring Visa Restrictions

Overstaying visa allowances or working without the proper permits can put you at risk of deportation, fines, or being banned from re-entering Spain in the future. It is important to ensure that you meet all the necessary requirements before moving, and that you complete the required registrations on arrival.

As mentioned before, a local abogado will be able to help you navigate all of this with relative ease. This was my personal choice and it alleviated any worry or stress for me and my family.

Underestimating Job Market Challenges

Moving without securing employment can of course lead to issues. In some areas it is vital to understand the competitiveness of the job market, especially if one’s Spanish language skills are limited. Often qualifications gained outside of Spain are not accepted , and retraining is required.

Ensure that you research your profession thoroughly, and speak with potential recruiters in your sector, before packing your bags permanently. I personally found work within a few short months of relocating, but I am aware of others who have struggled to do so. In some cases, remote working can be a great alternative enabling you to live in Spain, while working for a company in another location.

My Own personal mistakes

Condensing everything into just 7 mistakes can be a little restrictive. That’s why I want to share some of the challenges my family and I have faced personally. Hopefully, by learning from our experiences, you can avoid making the same blunders we did.

Not fully researching the pros and cons of the area I was purchasing in

During our search for a villa to buy in Estepona, we spent half a year renting in the vicinity. Looking back, we realised we might’ve fixated too much on finding a house near the beach, overlooking other crucial aspects. Community dynamics, for instance, were brushed aside in our search. Often, areas outside the bustling tourist spots receive less attention from local authorities in terms of upkeep like street cleaning and waste collection. Fortunately, proactive local communities can bridge these gaps with additional maintenance efforts. Unfortunately, we discovered that our community in the area we chose lacked such initiative, leaving it a bit neglected.

Making Friends Too Quickly

Living on the Costa del Sol can really ease the process of fitting in. With about 18% of residents being expats, you’re bound to bump into people who’ve gone through the same experiences in their own move to Spain.

Making Friends Too Fast in Spain

We found that people here are super eager to lend a hand and swap stories. Naturally, we were a bit anxious about making new friends, so we might have jumped into friendships a tad too quickly with some of the first expats we met. Fast forward a few years, and we’ve met a bunch of wonderful people we really click with. Still, it can feel a bit awkward sometimes having to gently say no to folks we met earlier on.

Not Putting Enough Priority On Learning The Language

Moving to a new country involves a ton of organisation. On top of that, my partner and I welcomed our daughter, giving us plenty of reasons to put off fully diving into learning the language. Although we made some attempts, after two years, we found ourselves not quite where we wanted to be with our language skills. We have to take full responsibility for that. I wholeheartedly suggest making a commitment to learning the language sooner rather than later. It’s actually quite enjoyable and makes a world of difference in integrating into the local culture

Find a Real Estate Agent

Full disclosure here, we may promote our own business, but with very good reason. An experienced Spanish real estate agency will make a huge difference to your move. Communicating with them about your lifestyle, budget and expectations will help ensure you find an area that fits your needs. In Spain, almost anyone can be a realtor, and this leads to some varied experiences. Using an established local agency, will not only help you find the right home for you, but also help you to avoid some of the common mistakes discussed in this article.

I hope that you found my 7 biggest mistakes when moving to Spain guide helpful. Maybe it will help you to avoid some of the common mistakes people make when moving to Spain. If you have any questions, please feel free to reach out to our office in Marbella who will be delighted to help.

Dreaming of escaping rainy days and embracing a vibrant culture with a warmer climate? Moving to Spain from the UK could be your key to unlocking a sun-kissed lifestyle. But before packing up everything and booking your flights, let’s weigh the legal requirements, potential perks, and inevitable downsides of this exciting transition. As a British Expat myself, I made my move in 2001 to the Costa Del Sol and have no regrets. However, that certainly does not mean it is all plain sailing.

Can I just move to Spain from the UK?

Unfortunately, since the United Kingdom is no longer part of the EU, British Citizens now require a Visa to live permanently in Spain. While this makes things more difficult, there are multiple ways to obtain a Spanish Visa, although not everyone can qualify. It is commonly referred to as a “Golden Visa”. You can find out more about how to qualify and different types of visas in our article all about Spain’s Golden Visa. I personally used the Golden visa route, and although it took longer than anticipated, it was a great way to gain access to this sun kissed paradise.

Without a Golden Visa you will be restricted to Spain’s 90 day rule. This means that you can only stay in the Schengen area (which Spain is a part of) for 90 days in a 180 day period. Basically speaking, count back your last 180 days. If you have been in Spain (or the Schengen area) for over 90 days in that period, you have broken the rules. Both Spain and France are lobbying the EU government to try and remove this restriction, but currently (at time of writing), no progress has been made.

If you are a non UK national moving to Spain, you will need to check requirements based on your nationality and purpose of stay.

Where to Live in Spain?

Deciding where to live in Spain can be difficult. It is a vast country which differs greatly across the various regions. Consider climate, lifestyle and cost of living. I personally chose Costa del sol and found my perfect property searching villas for sale in Marbella. I can recommend reading our guide on buying property in Spain, for excellent insights from our team.

What do I need to do when I arrive in Spain to live?

So you have obtained your Spanish Visa, but what other requirements are needed? Here is my comprehensive checklist.

Essential

  • Accommodation – You will need a permanent address for many of the requirements. Initially I rented a short term holiday home and this caused me some delays as I did not have a permanent address.
  • NIE – This is your “Foreigner Identification Number” for essential services. In fact you can’t do much without a NIE.  I used the help of an “Abogado” (see below) in obtaining mine.
  • Spanish Bank Account – To pay for local amenities such as water, electric, tax and more, this is essential. I found that many Spanish banks offer services for expats. You will also be required to have a minimum deposit and ensure you have the means to support yourself in Spain.
  • Obtain Your Empadronamiento – You must complete your registration indicating that you live in the local municipality within three months of your arrival.
  • Apply for your TIE – TIE stands for “tarjeta de identidad de extranjero”, or foreigner ID card. It is a requirement for any foreigners who needed a visa to reside in Spain.
  • Private Health Insurance – You need to fulfill this requirement to apply for permanent residency in Spain.
  • Notify the UK that you have left – This means contacting multiple UK offices. You can view the official list here. I personally used my tax accountant to complete this process for me.

Recommended

  • Abogado – An Abogado is a spanish lawyer. Many lower cost abogados typically assist with more menial tasks such as life admin. While many of these things are easy for Spanish nationals, I found them complicated when I arrived in Spain. It was a new system to me and I did not speak Spanish (yet). A good abogado can help navigate your requirements when moving to Spain.Marbella coast at the beach
  • Spanish Sim Card – A local phone number can make things easier and cheaper. Many providers such as Lobster Mobile specialise in low cost international plans, for UK expats. I personally use lobster and find it very cost effective and the service is great.
  • Schools – If schooling for children is a factor for you, research is essential. Spain has many quality international schools, with a higher concentration around Marbella. This is because of the many expats who have relocated here. Along with researching fees, academic systems, external activities etc, I recommend talking to local people for real insights.
  • Work? – If you are seeking employment, it is worthwhile finding out about wages in your region for your profession. This will vary greatly from region to region.
  • Learn the language – Use an app or better still, arrange some lessons. Practicing with a teach and classmates is a fantastic way to learn. This will help you integrate better and make many life admin tasks much easier. And in my opinion,  it makes life in Spain even more enjoyable.

The Pros of Living In Spain

While these will vary for many, here is my list of upsides of living in Spain as a UK expat.

  • Climate: Spain enjoys a warmer climate compared to the UK, with plenty of sunshine throughout the year, especially in southern regions like Andalusia. Around the Costa Del Sol, many winter days are comparaible with Summer in the UK. And, if you do miss a cold winter, the ski slopes of Sierra Nevada are just a few hours drive from the Costa Del Sol.
  • Cost of Living: The cost of living in Spain can be lower compared to certain parts of the UK, particularly in terms of property prices and everyday expenses like food and transportation. Of course, in demand areas wil have higher prices.
  • Quality of Life: Spain is renowned for its relaxed lifestyle, with a focus on enjoying leisure time, good food, and cultural activities. The pace of life is often seen as slower and more laid-back.
  • Cultural Experience: Living in Spain provides an opportunity to immerse yourself in a rich and diverse culture, including its language, traditions, and cuisine.
  • Healthcare: Spain has a reputable healthcare system, with many UK citizens benefiting from reciprocal healthcare agreements between the UK and Spain, particularly retirees. I personally use private helthcare, and have found it to be excellent.

The Cons Of living in Spain

  • Language Barrier: While English is widely spoken in many areas, not everyone in Spain speaks English. This can pose challenges in everyday interactions, particularly in more rural or less touristy areas. I personally am enjoying learning the language but where I live (in Marbella) it is not really needed.Spanish city by the sea
  • Bureaucracy: Dealing with Spanish bureaucracy can be frustrating and time-consuming, especially when it comes to paperwork related to residency, taxes, and other official matters. Some things can take longer than the UK.
  • Integration Challenges: Adjusting to a new culture and way of life can be challenging, particularly if you’re not fluent in Spanish. Building a social network and feeling fully integrated into the community may take time. In many areas, you will find that there are large groups of friendly expats keen to lend a hand. They have all done it before and know how important it is to have friends to help. While often seen as a negative, we found some great new friends after asking for help with things.
  • Legal and Financial Considerations: Navigating the legal and financial aspects of living in Spain, such as taxes, property ownership laws, and healthcare access, can be complex and require careful planning. It is easily solved throught the use of an Abogado.

Both me and my family thoroughly enjoy living here and we have no regrets in moving to Spain from the UK. If you want to discuss your move or have any questions, please contact our team. We would be happy to answer any questions that you might have.

Legal Essentials When Buying Property In Spain

Understanding the legal landscape is paramount for a successful property purchase. Here’s what you need to consider:

Will you Need a Spanish Visa to Live in Spain?

Anyone can buy in Spain , but of course not everyone can live permanently here. All you need is a NIE number. Your NIE will be required for many essentials such as a bank account, electrical connection, larger purchases and much more even for non-residents.

If you are an EU citizen, then you will not need a visa, and do not need to apply for Spanish residency. Although you must register if you plan to stay for more than 90 days.

Non-Eu citizens will be required to obtain a visa if planning to stay longer than 90 days in a year. There are many types of visas in Spain such as

  • Tourist Visa- Visits up to 90 days only
  • Work Visa – You can apply as self employed, an employee or even as an entrepreneur.
  • Non Lucrative Visa – Only if you can demonstrate that you have the means to support your life in spain.
  • Golden Visa – A great option if you plan to buy property in Spain, or want to invest here.
  • Family Visa – This can be used to bring family members via an EU citizen.
  • Student Visa – Ideal if you are going to study a degree or PHD in Spain.
  • Digital Nomad Visa – A great tax efficient option for those who want to work remotely in Spain.

What are the expenses when buying a property in Spain?

In addition to the property’s purchase price, you’ll incur various costs and taxes, typically totaling between 10% and 15% of the property’s value.

  • New properties will require IVA (Spanish VAT) to be paid at 10% of the purchase price. Additional stamp duty is charged at 1.2%.
  • Resale properties instead require a transfer tax among 6% and 10% depending on the region. For example, while in Andalusia you pay 7%, in other communities you can pay up to 10%.

Additionally, you’ll need to cover fees for services, such as:

  • Notary – 0.5-1% of purchase price
  • land registry – 0.5-1% of purchase price
  • Legal – Approximately 1% of the purchase price, but this is negotiable in my experience.
  • Gestoría services – To help with some of the paperwork involved. Typically services start from around €150
  • Banking fees for currency exchange and issuing banker’s drafts – These vary greatly between banks.
  • Bank Loan Fees – Check the market for current mortgage offers and fees involved.
  • Valuation –  This may be required by your mortgage lender, and typically costs from €500.
  • Inspection Fees – It is advisable to carry out a professional inspection of your property prior to purchase.

We have built a handy spreadsheet to to help you easily calculate some of the fees and a simulation. Click the link to access our Spanish Property tax and Mortgage Calculator or check the simulation below.

Choosing a Real Estate Agency in Spain

In Spain there is an abundance of Real Estate Agencies especially in the Costa Del Sol. When making my own purchase, I used various companies and quickly realised that there is a large variation in quality. I purchased in Costa Del Sol where the property market is vibrant and this attracts a lot of agencies, some of questionable expertise. Here are the important points that I suggest you look out for :

Nevado Real Estate Marbella Team

  • Locality – A local agent will be more familiar with the area and therefore able to offer much better advice.
  • Experience – Long established agencies will have overcome almost all of the potential pitfalls, and will be able to help you navigate them.
  • Connections – A good agency will be able to connect you with the necessary people to help with legals, paperwork , mortgages and more.
  • Language – Do they speak your language? I found this very important, so that nothing was lost in translation.
  • Listen – A very important skill to ensure that your time is not wasted viewing undesirable properties.
  • Honesty – It’s always the best policy. I found it much easier to trust an agency who told me the bad with the good points.
  • Choose an “Agency”, not a “Sole Agent”. – Sole agents are common, but are best avoided in my experience. They often lack the resources and deeper experience of established agencies.

If purchasing from abroad, I recommend getting in touch with a reputable agency to discuss your require and arrange a viewing schedule that aligns with your next visit. Pre-planning a schedule when purchasing from abroad is often a critical to ensure that you can view all of the properties required during your visit.

Our Marbella Real Estate Agency takes pride to ensure that we meet all of this criteria.

Home Inspection: Uncovering Gems and Pitfalls

Ensuring the property is in good condition is crucial before completing contracts. It is advisable to employ a professional to inspect your potential new home. It is essential to uncover any hidden costs or problems that may arise after purchase. Additionally, should a problem be uncovered this can be used to renegotiate the purchase price, or to adjust the contract.

Mistakes to Avoid when Buying Property in Spain

Buying property in Spain should be a smooth experience. Good advice is importance to help ensure that it does not become a negative experience. Here are some of the important mistakes to avoid:

  • Don’t rush: Feeling pressured can push us into making quick decisions. Take your time and don’t proceed without completing all necessary checks.
  • Sometimes urgency can be a determining factor. However, it should never take precidence over in depth due diligence. A good team should be able to move due process along faster when required.
  • Ensure compliance: Check if the property meets urban development requirements and is up to date with payments. Requesting a nota simple is essential.
  • Having a local agent familiar with the area can simplify the process. They’ll be well-informed about each building’s status and amenities in the area. Often they will have some inside expertise helping you to find a bargain or avoid a hidden problem.
  • Before settling on a property, make sure to explore all available options in the area. Nevado Realty can provide access to a wide range of properties through their extensive agent network.

Community Fees in Spain

Often your home in Spain will be part of a community. This is especially common in popular areas for expats. Areas with a community will often have enhanced cleaning, maintenance and security. Sometimes this will be managed by professional management companies. It is important to establish the limits and benefits of your community. Naturally, this will come at a cost, so it is essential to establish the costs and services included. They will vary greatly..

Unmanaged residential areas can sometimes be neglected by the local municipality with general maintenance and cleaning rarely carried out. This was one of my personal problems when purchasing. As our street does not belong to a community, street cleaning is almost non-existent and general maintenance of street lights is not kept up. Instead we all do our bit, however as some houses are unoccupied much of the year they are often unable to contribute.

Gated community in Spain

Safety and Security

For many who are buying a home in Spain, ensuring peace of mind in a secure area is a priority. Factors such as the location, the property and the community all play a role here.

It’s worthwhile checking crime rates for your chosen location. Wealthy areas can often attract crime. A secure home and/or good community security service can negate many of the potential risks. In my own personal experience, I find my area of Costa del Sol safe and secure, but I have seen issues with properties left unoccupied and without any form of security system in other areas.

If you plan to reside permanently in your new Spanish home, the risk of burglary would significantly decrease. However, should you plan to only use your home part time, it is worth investing in a good security system and I would personally prefer a gated community with security. This way you can let them know when you are not home, and ensure they keep an extra eye on your property.

Plan Ahead by considering Future Development and Environmental Factors

Developments in your vicinity can have both positive and negative impacts. Always explore them before purchasing your new home.. Contact your local town hall to find out about any planned developments that may affect your new home.

I made my purchase in an upcoming area. For example, there was both a new villa construction beside my home and another adjacent renovation. While there was some short term disruption with this, it has improved the area for the long term. Additionally the construction of the Senda Litoral, (a coastal path connecting the beaches of Malaga coast) was yet to be completed in my area. I viewed this positively because the addition of the coastal path increased house prices in adjacent neighborhoods. And of course, it was something exciting to look forward to.

If you have been considering moving to Spain or buying Spanish property and are a non-EU citizen, you may have already come across the term, “Golden Visa”. In our experience, if you are considering moving to the “Siesta Haven”, understanding how to negotiate the legalities of residency should be considered an important objective and decoding the “golden visa” is of course one of the first tasks for anyone who is not an EU citizen.

Golden Visa Spain

What is a Golden Visa in Spain?

The Golden Visa program in Spain offers an opportunity for non-EU citizens to embrace life in Spain through a visa granted in return for substantial investments in Spain. Whether it’s investing in real estate, contributing to innovative projects, or creating job opportunities, the program opens doors to a temporary residency. This pathway not only allows individuals and their families to enjoy the beauty of Spain but also presents a potential journey toward permanent residency or even citizenship after five-years. It’s a dynamic initiative designed to bring positivity and investment into the Spanish community, creating a win-win scenario for everyone involved.

The Spanish Golden Visa program offers a diverse range of investment options:

  • Make a minimum investment of €500,000 in Spanish Real Estate (without a mortgage).
  • Invest €2 million in Spanish public debts.
  • Invest €1 million in Spanish companies through shares.
  • Deposit €1 million in a Spanish bank account.
  • Entrepreneurs Visa (start a business).

What is the best Investment Type for a Golden Visa?e

Real Estate Investment in Spain

Naturally, the most common investment made is Spanish real estate investment. This can go hand in hand with a Golden Visa application, assuming you will also need a place to live. Additionally making an investment in the vibrant Spanish real estate market is by far the most popular choice. You can spread the €1/2m investment across several properties. Spanish property is an excellent long term investment. Average property values across Spain increased by 3.2% per year, from 2002 – 2023. Of course, in-demand locations can perform considerably better. It is a cost effective investment to obtain a visa in Spain with a €500,000 minimum investment, while also making considerable savings on rent.

It is also extremely common to purchase properties for long and short term rental businesses. Popular tourist areas such as Marella and the Costa Del Sol are excellent investment regions with year round tourism. With solid real estate growth average yields across Spain including valuation growth stood at 10% in 2021, according to Bank of Spain data. If you want a more passive income, it is possible to use one of Spain’s many rental Management businesses. They can often look after everything for you for a percentage fee.

Investing In Spanish Public Debt

While a €2 million investment is required, this more expensive route to a Spanish Visa is popular. Investing in Spanish public debt (Spanish Government Bonds) is considered to be a low risk investment with yields averaging around 3% for a 10 bond. Of course this is something of a changing landscape and we recommend consulting with a financial advisor in Spain for the most up to date rates available.

This can be a good option for those wanting to live in Spain who do not want to purchase a home. But it is important to remember that funds are tied up for a considerable amount of time. At Nevado Realty, we have found property investment to provide higher yields with the option to liquidate without penalties.

Investing In Existing Spanish Businesses

With a €1 million Euro minimum investment required, investing in an existing Spanish can be an expensive and risky process. We can only recommend this for experienced businesses personnel who have the ability to assess the risk and growth potential. Naturally, doing business in Spain can be very different to transacting in other countries, and extensive research is a must. At Nevado Realty, we highly recommend consulting with a Spanish lawyer to ensure that your investment meets the required visa criteria.

Spanish Entrepreneur Visa

The entrepreneur’s visa is the only “Golden Visa” type that requires no minimum investment and you won’t need to employ anyone. While this may seem initially attractive, it is important to know that it is also one of the most difficult visas to obtain in Spain. One of the most important criteria (of which there are many) is that most business types will not qualify.  There is a fundamental requirement that your startup must be original. Additionally, that there is no product or service offering the same. Overcoming this can be a significant stumbling block. An application should be considered only if you manage to do so. You can explore this idea further at the official website for Ministerio de Asuntos Exteriores.

Navigating the Golden Visa Journey: Insights and Advice from a Relocator to Spain

  • Tell us about you and the factors that motivated your decision to relocate to Spain? I’m Adrian, 49, with a background in property development in Manchester. My wife Paulina, 45, holds a Ph.D. in Psychology. In 2019, we planned extensive travel but the pandemic changed our course. Brexit added complexity to European travel, prompting us to consider permanent relocation. We aimed for a warm climate, a relaxed lifestyle, and proximity to family in the UK. Discovering the Spanish Golden Visa, we focused on properties along the southern coast. Initially we were looking at property for sale in Marbella centre. However, after some time here, we discovered other areas which suited our requirements better.

couple relocating to spain

  • What prompted your selection of a Property Investment Golden Visa, and what considerations influenced this choice? After taking time to understand the financial conditions, we realised this worked well for our particular situation. Importantly, it ticked all the boxes for us.  We had sold our primary residence in the UK, so it made sense for us to buy a permanent home. We initally researched how to buy property in Spain, as it is a very different process to the UK. We settled on buying a villa in Estepona.
  • Did you hire professionals for your visa application? Yes, we used the same lawyers who handled our house purchase. Most lawyers in Costa Del Sol are knowledgeable about the Golden Visa process.
  • How long did the application take, and were there unexpected challenges? It took a few months due to various documents. Things move slower in Spain than the UK. Once UK nationals apply, the 90-day allowance stops. Allow extra time, especially for documents from Spanish banks.
  • Any advice for those moving to Spain based on your experience? We have no regrets. Adjust your pace of life and savor the beauty of this country!
  • Do you have any recommendations for Golden Visa applicants? Hire a good lawyer or gestor. Check reviews or with other clients before choosing.

Marbella has long been a popular destination for wealthy buyers seeking sun, sea, and sand, and its reputation as a playground for the rich and famous has only grown in recent years.

Whether you’re looking to upgrade, downsize, or simply move on to a new adventure, selling your property in Marbella can be a profitable and exciting process. In this blog post, we’ll provide you with some helpful tips on how to sell your property in Marbella, and how to make the most of the city’s thriving real estate market.

1. Choose a reputable real estate agent

The first step of this guide for selling a property in Marbella is to find a reputable real estate agent who can help you navigate the local market. Look for an agent with experience in Marbella’s property market and a proven track record of successful sales. A good agent will be able to provide you with invaluable insights into the local market, including current trends and pricing information. They will also have a network of contacts and resources at their disposal to help market your property effectively.

In Nevado Realty, Real Estate agency specialized  in Marbella with almost 30 years of experience, we can boost your property sale. We will help you with any question related to your property selling process. It’s also important to find an agent who you feel comfortable working with, as you’ll be in constant communication throughout the process.

2. Price your property accurately

One of the most critical factors in selling your property is pricing it correctly. Nevado Realty, as specialists in property valuations and inheritances, will be able to provide you with a comparative market analysis.  We will offer you a free valuation to help you determine the fair market value of your property. It’s essential to price your property accurately to attract potential buyers and ensure that you receive a fair price. Be prepared to be flexible with your asking price and negotiate with potential buyers. Your real estate agent can help you navigate negotiations and ensure that you get the best deal possible.

Keep in mind that the price you set isn’t set in stone. If you’re not getting any offers after a few weeks on the market, you may need to adjust the price accordingly. Your real estate agent will be able to advise you on when and how to make adjustments to the price.

3. Prepare your property for sale

Before you put your property on the market, it’s essential to ensure that it’s in good condition and ready for showings. This may involve some minor repairs, deep cleaning, and decluttering. A fresh coat of paint or new fixtures can also make a significant difference in the appearance of your property. Consider staging your property to make it more appealing to potential buyers. Staging involves decorating your property in a way that appeals to buyers and emphasizes its best features. A well-staged property can make a significant difference in how quickly it sells and the price you receive.

4. Market your property effectively

Your real estate agent will use a variety of marketing channels to promote your property, including online international portals, social media, social ads, search engines ads, local advertising, open house… Make sure to present your property in the best possible light with high-quality photos and videos and detailed descriptions. Your agent may also use virtual tours or 3D models to showcase your property’s unique features. It’s essential to ensure that your property is marketed to the right audience. Consider who the ideal buyer for your property would be and tailor your marketing efforts to appeal to them.

5. Stage your property

Staging your property is an important step in making it look its best for potential buyers. This means decluttering, depersonalizing, and arranging your furniture in a way that highlights the best features of your property. You can hire a professional stager to do this for you. Our team, with 29 years of experience can help you do it too.

In addition to staging your property, it’s also important to keep it clean and tidy during the selling process. This means keeping up with regular cleaning and maintenance, and being prepared for last-minute showings.

6. Be patient and flexible

In this guide for selling a property in Marbella we want you ot know that it can be a time-consuming and unpredictable process. Be prepared to show your property to multiple potential buyers, and be open to negotiating the terms of the sale. Your real estate agent will handle negotiations on your behalf and help you get the best deal possible. It’s essential to be patient and flexible throughout the process to ensure that you achieve your goals.

Once you’ve received an offer on your property, it’s time to negotiate. This can be a nerve-wracking process, but with the help of your real estate agent, you can come to a mutually beneficial agreement with the buyer. Be prepared to negotiate on price, contingencies, and closing dates.

7. Consider hiring a lawyer

Hiring a lawyer can help you navigate the legal aspects of selling your property in Marbella. A lawyer can review the sales contract, ensure that all necessary documentation is in order, and help you with any legal issues that may arise during the sale process. Make sure to hire a lawyer with experience in real estate transactions in Marbella.  Nevado Realty can help you introducing you the best lawfirms speaking your native language if you need it.

In conclusion, selling your property in Marbella can be a profitable and rewarding experience if you follow these essential steps. Hire a reputable real estate agent, set the right price, prepare your property for sale, market it effectively, and be patient and flexible.
